Overview

Brook Hollow Community Association (BHCA), as a Florida Homeowner’s Association (HOA), operates under the rules of Florida Statute 720.  The HOA is active and financially stable.  The Board of Directors (BOD), inclusive of its Architectural Review Committee (ARC), follows proven management processes working with service vendors of our common areas, our Property Management firm – A & M Partners Property Management (A&M) and our law firm – ARIAS BOSINGER LAW, P.A., (ABL).  Your BHCA BOD carefully follows directives set forth in the original corporate documents: the articles of incorporation, the bylaws, and the Declaration of Covenants and Restrictions (DCR).  Little has changed since original document establishment in 1987.  Restrictions of the DCR remain reasonable and enforceable today.  By equitably & consistently enforcing our DCR and continuing efforts to function as a proactive community of the Town of Malabar, your BHCA BOD works to assure the ongoing success of Brook Hollow.  Through sequenced focused maintenance initiatives over several years, BHCA has kept up with its infrastructure and with revitalization of signage, irrigations systems, streetlights, outdoor common area furniture, and an intervention effort of lawn chemical actions to control invasive weeds threatening community lawns.

Though now over 30 years old, ours is still that unique south Brevard County development almost completely bordered by protected forest.   As one of the area’s most desirable neighborhoods, it is surrounded by nature yet close to everything.  The community has 130 private properties, which share over 6.5 acres of common areas – including two ponds and a picnic area.  As location remains the key factor in real estate, Brook Hollow is amazingly well-positioned.  Brook Hollow enjoys a close connection to nature and a trail system with increasing amenities.  Boating access to Turkey Creek and the Indian River Lagoon is within a half mile.  Brook Hollow is close to the beach, DOD employers like L3Harris, shopping, advanced healthcare, a world class university – FIT, entertainment, highways, an international airport, and even a major ocean port.   Brook Hollow is a quiet, family-oriented place whose residents are so proud to call home that several families have encouraged their relatives to also move into the community.  The community is not gated but has just one road in & out.  It has sidewalks, streetlights and updated signage.

Brook Hollow is located in the northern part of Town of Malabar, one of only a few towns now recognized by the State of Florida as a Florida Trail Town.  The streets and sidewalks belong to the town; however, the storm water management system of Brook Hollow is owned by BHCA.  The main pond, located by a wooded picnic area, has a far shore where the HOA planted Florida native vegetation to provide cover to visiting wildlife from the bordering Turkey Creek Sanctuary.   Within Brook Hollow, a walking path is maintained around the main pond to allow residents to enjoy some great nature views without having to leave the community.  BHCA maintains mowed grass areas, two illuminated signs, two deep-well irrigation systems and a pine-bark picnic area, with picnic tables and a charcoal grill.  With the rural residential values of Malabar, Brook Hollow enjoys property taxes much lower than those of nearby towns.  BHCA has a cooperative working relationship with the Malabar and even holds meetings of the association in the Malabar Town Hall chambers, located at 2725 Malabar Road, Malabar, FL.

The deed restricted nature of Brook Hollow includes an expectation that homeowner properties are well-maintained.  The HOA, too, is doing its part to help meet this expectation.  Since fall of 2020, BHCA has parts of the community treated for Largeflower Pulsey aka “Florida Snow”, the highly invasive weed now impacting Florida lawns.  BHCA is also having treatment on both sides of Briar Creek Blvd. and the sections of common area turf bordering private properties on both ponds.  Accordingly, BHCA can equitably expect that all properties keep that weed under control in lawns.  This new treatment approach is being attempted rather than having all properties be overcome with its invasive spread.  Our lawn appearance is a key factor of curb appeal.

BHCA annual assessments are much lower than other community associations with comparable amenities.  Through careful control of projects and ongoing maintenance expenditures, BHCA operates on an annual assessment of less than $1 per day per member ($339 per year).  The BHCA BOD has been authorizing two options for paying the $339 annual assessment: pay the full $339 on Feb 15 or pay $113 payments via a 3-payment plan on 2/15, 4/15, and 6/15.  The 3-payment plan was simply intended to help homeowners.
